The block decides more of your Passive House outcome than the design brief does. Here's what to check before you sign.

You can build a certified Passive House on any block, in any orientation. That's not really the question worth asking. The real question is what that block adds to your construction cost — because orientation, shading, soil and bushfire exposure don't decide whether Passive House performance is achievable, they decide how much you'll pay to get there.

This is the checklist we run through with clients before they make an offer, so there are no surprises once the design brief meets the budget.

01 — Orientation

Orientation comes first, everything else is negotiable

In Perth, the sun tracks through the northern sky, so north-facing living areas are what let you heat a home for free in winter and avoid it in summer. The rule of thumb we work to: get your main glazing within about 15–20 degrees of true north, and shape the building as a long rectangle on an east-west axis, so you're minimising the wall area exposed to the east and west — the two directions that are hardest to control in a Perth summer.

What this means for block selection is simple, even if it's rarely spelled out on a listing: a block where the rear or a long boundary runs close to true north gives you room to put living areas, alfresco space and northern glazing where they belong. A block that forces your living zone to face east or west is not a dealbreaker, but it is a more expensive design problem — more shading, more glazing performance spend, more compromise to hit the same comfort outcome.

02 — Overshadowing

What's already standing to your north

Orientation on paper means nothing if a two-storey neighbour, a mature tree line, or a ridge sits between your block and the winter sun. Because the sun sits low and to the north through Perth's winter, anything tall on your northern boundary casts a long shadow straight across the block you're about to build on — exactly where you want your solar gain.

Walk the block in winter if you can, or at minimum check the neighbouring roof heights and canopy cover to the north before you commit. This is also where R-Codes overshadowing provisions cut both ways: they limit how much shade you're allowed to throw onto the block to your south, and they tell you what's already legally permitted to be built (or extended) to your north later. A block that's clear today can be shaded in five years if the block behind it still has development potential. None of this rules the block out — it just tells you whether you'll be paying for extra glazing performance, shading, or heating strategy to make up the difference.

03 — Soil

Reading the soil: sand belt vs. clay belt

Perth sits across two very different soil profiles, and which side of that line your block falls on changes your footing costs before design even starts. Broadly:

Under AS 2870, a formal site classification is what actually tells you this — not the suburb name. But knowing which side of the sand-clay line a block sits on before you order that report will save you from being surprised by a footing quote that's blown your contingency before the frame is even up.

04 — Bushfire

Bushfire Attack Level and what it adds to the build

If a block is in a designated bushfire-prone area — much of the Perth Hills, and pockets further out — its Bushfire Attack Level (BAL) rating is one of the single biggest swing factors in what the build will cost. It's assessed on a sliding scale, and the jump between levels is not gradual:

A BAL assessment is a few hundred dollars and takes a couple of weeks to arrange — it's cheap insurance against a block that looks perfect (space, privacy, tree cover, that Hills outlook) but comes with a bushfire premium that quietly eats the budget you were planning to spend on performance glazing or ventilation. If you love a Hills block, get the BAL number before you fall in love with the number on the price tag.

Before you make an offer

  • Check which boundary faces true north, not just which way the frontage faces
  • Look at what's standing on the northern boundary now, and what could still be built there
  • Ask for (or commission) a site classification report before assuming footing costs
  • Check the bushfire-prone area mapping and get a BAL assessment if the block is anywhere near bush or Hills terrain
  • Confirm mains power, gas, and sewer are connected — outer-fringe blocks are sometimes septic, which changes both cost and design
  • Note the slope. Cross-fall and battle-axe driveways both add engineering and retaining costs that don't show up in the land price
05 — Breeze

Design for the Fremantle Doctor, not against it

Perth's summer afternoon sea breeze — the Fremantle Doctor — is genuinely useful free cooling if a block's layout lets you catch it. Blocks closer to the coast get it reliably; further inland and further north, you're relying more on cooler overnight easterlies instead. Neither is a problem for a certified Passive House, since the building envelope and HRV system are doing the heavy lifting regardless of breeze access — but it does affect how much you can lean on natural ventilation for shoulder-season comfort, and it's worth knowing before you assume every Perth block behaves the same way in January.

06 — Shape and constraint

Corner blocks, infill lots and battle-axes — when compromise still works

None of this means you need a perfect quarter-acre rectangle facing due north. We design certified Passive House homes on plenty of imperfect blocks — narrow infill lots in established suburbs like Bedford and Bayswater, corner blocks, battle-axe rear lots. Each of these comes with trade-offs worth naming honestly:

  • Corner blocks give you two street frontages and more flexibility to chase orientation, but usually cost more and carry tighter setback and streetscape requirements on both sides
  • Narrow infill lots are increasingly common as Perth densifies, and they're workable — but they usually push living areas toward a courtyard or light-well solution rather than a simple north-facing rear yard
  • Battle-axe blocks often trade street presence for privacy and a quieter site, but the driveway leg adds cost and can complicate services and solar access depending on what's built either side

A skilled design response can recover a lot of ground on a compromised block. What it can't do is make that solar access free, or make reactive clay footings cost the same as a sand pad. That's the distinction worth holding onto: nothing here rules a block out — it just tells you where the budget needs to flex.
