Narrow Block Design · Bassendean, Perth WA
Hamilton
House
Project Overview
Grand living on
a narrow block.
Hamilton House proves that a 10-metre frontage in Bassendean is no barrier to grand, generous family living. On a 402m² block, this barn-style home delivers 254m² of beautifully considered space — centred on a Grand Room that its owners describe as the heart of the home, a space for entertainment and relaxation that connects everyone at the centre.
The design is deeply efficient — every bedroom achieves a northern aspect, maximising natural light and passive solar performance across the full width of the narrow block. The result is a home that is filled with light from morning to evening, warm in winter and protected in summer, without sacrificing a single square metre of living space.
Concept
A narrow block is not a limitation — it's an invitation to design with greater intention. The Grand Room proves it.
The Grand Room —
where everyone connects.
The Grand Room is the defining space of this home — a double-height barn-style volume that floods the interior with natural light and creates a sense of expansiveness that belies the narrow frontage. It is the room that the whole family gravitates toward, a space where cooking, dining, relaxing and entertaining flow together without division or hierarchy.
The barn-style roof form is both aesthetic and functional — the pitched profile creates height and volume in the central living spaces while allowing generous clerestory glazing to bring northern light deep into the plan. The result is a home that feels much larger than its 10-metre frontage suggests, with a quality of light that transforms daily living.
A grand thing can have its space — even on a narrow Bassendean block.
Every bedroom achieves a northern aspect — an impressive feat on a narrow block that required careful orientation and spatial planning from the very first sketch. This commitment to passive solar principles means every room in the house is connected to natural light and warmth, reducing reliance on artificial heating and cooling throughout Perth's seasons.

Contemporary barn style home design in Perth
Hamilton House is a contemporary barn style home in Bassendean — the bold pitched roof form and generous internal volume drawn from the barn aesthetic, reinterpreted in a modern material language. Barn houses have become increasingly popular in Perth for their combination of dramatic spatial volume, flexible open-plan living and strong architectural character.
The barn style allows for high ceilings, exposed structural elements and a sense of generous space that standard residential construction rarely achieves — particularly on narrow blocks like this 10m frontage in Bassendean. The Grand Room at the heart of the home demonstrates exactly what a contemporary barn design can deliver.
