Grand living
on a narrow block.

Hamilton House shows that a 10-metre frontage in Bassendean is no barrier to generous family living. On a 402 m² block, this barn-style home delivers 254 m² of carefully planned space, centred on a Grand Room the owners describe as the heart of the home: a place to entertain, relax and come together.

Every bedroom has a northern aspect, bringing natural light and winter sun across the full width of a narrow block. The result is a home filled with light from morning to evening, warm in winter and shaded in summer, with less reliance on heating and cooling.

The design

A narrow block isn't a limitation. It's an invitation to design with more intention, and the Grand Room proves it.

The Grand Room is the defining space of the home: a generous barn-style volume where cooking, dining, relaxing and entertaining flow together. It's the room the whole family gravitates to, and it makes the house feel far larger than its frontage suggests.

The pitched barn roof is both character and function. It lifts the ceiling in the main living spaces and lets northern light reach deep into the plan.

Giving every bedroom a northern aspect on a 10 m block took careful orientation and planning from the very first sketch. It means every room is connected to natural light and warmth through Perth's seasons, and the home relies less on heating and cooling.

Barn-style homes are popular in Perth for their sense of volume, flexible open-plan living and strong character. Hamilton House reinterprets that form in a modern material language, scaled to suit a narrow suburban lot.
